July 2026, Bought and sold over 4 years
I cannot say enough about how good it was to work with Ray. He seamlessly navigated me through both the sale of my home and purchase of my next home. He really listened to me, gave me great guidance and found me exactly what I was looking for (no small feat). He was kind, patient, always made himself available and kept me regularly updated. He really went the extra mile. I truly couldn't be happier with the whole experience and most highly recommend Ray.

Get a mortgage pre-approval before you look at anything. It tells you what you can comfortably spend, locks a rate for 90 to 120 days, and makes your offer credible when a good home gets more than one. Ray can refer you to local mortgage specialists, then the two of you build a search around real numbers.
Property Transfer Tax is 1% on the first $200,000 of the purchase price, 2% on the portion between $200,000 and $2,000,000, and 3% above $2,000,000, with a further 2% on the residential portion above $3,000,000. Qualifying first-time buyers get a full exemption on homes up to $835,000 (partial up to $860,000) under the rules in effect since April 2024, and buyers of newly built homes have their own exemption. Use the calculator on this site for an estimate and confirm the current thresholds with the Province before you write an offer.
Residential buyers in BC have a Home Buyer Rescission Period: three business days after acceptance to cancel for any reason, for a fee of 0.25% of the purchase price. Most offers also include subjects such as financing, inspection and strata document review, which give you a defined window to do your homework. Ray structures offers so you are protected without weakening your position.
He walks through the property, then compares it against recent sales of similar homes in your neighbourhood and against the listings you would be competing with today. The result is a pricing range with a recommended list price and the reasoning behind it. There is no charge and no obligation, and he will tell you honestly if now is not the right time to sell.
Yes. Ray is registered with BGRS and has handled military and RCMP moves in and out of the Valley for years. He knows how house-hunting trips work, how to line up inspections and appraisals inside a tight window, and which neighbourhoods suit different commutes to the base.
The strata documents. That means at least two years of minutes, the depreciation report, the bylaws, the financial statements, the Form B and the insurance summary. They show you what the building is planning to spend, whether the contingency fund is healthy, and any rules on pets, rentals or age. Ray reads them with you and flags what matters before the subject removal date.
Spring and early fall bring the most buyers, but the right time is when your home is ready and your next step is lined up. Well-prepared, correctly priced homes sell in every season here, partly because so many buyers arrive from out of town on their own timeline. Ray will look at your situation and the current inventory and give you a straight answer.
Typically nothing out of pocket. In most Comox Valley sales the seller pays the commission for both brokerages, so you get an experienced negotiator, local knowledge and someone managing the paperwork at no direct cost. Any exception is explained in writing before you sign anything.
