Selling your home in the Comox Valley

Selling your Comox Valley home

In any market, strategy separates a great sale from a good one. Ray's approach, honest pricing, thorough preparation, professional marketing and skilled negotiation, has earned Royal LePage's Diamond Award three times.

The process

How Ray gets your home sold

Four phases, refined over decades of Comox Valley sales. The seller's guide covers the same ground in more detail, and if the next move is downsizing the order of sale matters as much as the price.

  1. Free evaluation

It starts with a conversation about your goals and a walkthrough of your home. No pressure, no commitment. You get an honest, comparable-based market analysis, so a free evaluation tells you what your home is worth right now.

    • No-obligation walkthrough
    • Recent comparable sales and current competition
    • Honest advice on what to fix and what to skip
    • Clear timeline and realistic expectations
  2. Preparation

The work that actually moves the price: decluttering, cleaning, small repairs, paint where needed and a tidy entry. Ray walks through with you and gives staging advice, from furniture placement to clutter control, so your home appeals to more buyers. His notes on what to fix before listing cover the rest.

    • Room-by-room prep list
    • Recommended trades and cleaners
    • Documents gathered before listing
    • Professional photography scheduled
  3. Marketing

Full MLS® exposure with complete data and quality photos, REALTOR.ca, this website, feature sheets, direct promotion to other REALTORS® and to buyers Ray is already working with, and targeted online advertising where it suits the home. There is more on how the marketing works, and you can see the current featured listings.

    • MLS® and REALTOR.ca
    • Featured on this site and in Ray's alerts
    • Just Listed outreach to buyers and agents
    • Feedback after every showing
  4. Negotiation and closing

Every offer is presented with a clear analysis of price, subjects, dates and financing strength. Sometimes the best offer is not the highest. Ray negotiates terms as carefully as price, then coordinates subject removal and completion with your lawyer.

    • Offer-by-offer analysis
    • Terms negotiated, not just price
    • Subject period managed
    • Smooth completion and possession

July 2026, Sold and bought

We have had the pleasure of working with Ray Francis for over 10 years. He has helped us purchase our first home, a condo, and then a decade later guided us through the sale of that property while also helping us find our current home. Throughout every transaction, he has been honest, genuine, and professional. We always appreciated that he shared his perspective on the changing market conditions to the best of his ability, helping us make informed decisions with confidence. Buying and selling a home can be daunting, but he made the entire process much less stressful by walking us through every step and ensuring we understood what to expect. He was always easy to reach, quick to respond, and willing to answers any questions we had along the way. We are extremely happy with the service he provided and would not hesitate to recommend him to anyone looking for a knowledgeable, trustworthy, and reliable realtor.

Seller FAQ

Questions sellers ask

What does it cost to sell with Ray?

Commission is agreed in writing before the listing goes live and is paid from the sale proceeds on completion; there is nothing up front. The evaluation and the preparation advice are free with no obligation to list.

How long does it take to sell a home in the Comox Valley?

It depends on price, condition and the season. Well-prepared homes priced from real comparables usually see their strongest interest in the first two weeks. Ray will give you a realistic estimate for your specific home rather than a market average.

Should I renovate before I sell?

Almost always no. Kitchens, bathrooms and new flooring rarely return their cost at sale. Clean, declutter, repair the small things, paint where needed and price the home to reflect its condition. Ray tells you exactly where effort pays back.

Can I sell and buy at the same time?

Yes, and Ray does it often. The usual approach is to sell first or make your purchase subject to the sale of your home, then negotiate completion dates so you move once. He will lay out the options for your situation.

Will my home be on REALTOR.ca?

Yes. Every listing Ray takes goes on the MLS® System, which feeds REALTOR.ca and thousands of brokerage websites across Canada, plus this site and Ray's own buyer alerts.
