Downsizing and rightsizing

Downsizing in the Comox Valley

As an empty nester your needs have changed, and right-sizing into a smaller, easier home can bring new freedom: less maintenance, lower costs and more time for the things you enjoy. Ray, a Seniors Real Estate Specialist®, has guided long-time Comox Valley owners through this move for years, at a pace that respects what the family home means.

Where downsizers go

What smaller looks like in the Valley

Four shapes cover most moves. For the fuller picture, including the emotional side of leaving a long-held house, see the longer read on downsizing.

Patio homes

Crown Isle and East Courtenay: single level, attached garage, small yard, often a bare-land strata that handles the landscaping.

Condos

Downtown Courtenay and near the Comox marina: elevator buildings, walkable to shops, the waterfront and the Saturday market.

Ranchers on small lots

Newer subdivisions with detached homes, no stairs and manageable yards, for buyers who still want their own walls.

Townhomes

Comox, Cumberland and Campbell River, at a lower entry price with a garage and a bit of outdoor space.

How Ray handles it

One move, not two

The order of the moves matters more than anything else here. The seller's guide covers the sale side in detail.

  1. A conversation first

What you want the next chapter to look like, what the current home needs, and who else in the family should be part of the decision.

  2. The numbers

A free evaluation of what the family home is worth today, a realistic budget for the next one, and the costs in between: Property Transfer Tax, moving, strata fees.

  3. Find the next home

Ray shows you the patio homes and townhomes that fit, walks Crown Isle and Comox, near the marina with you, and reads the strata documents alongside you.

  4. Sequence the move

Sell first or subject-to-sale, matched completion dates, movers and services booked, keys handed over once.

Downsizing FAQ

Questions families ask

What does the SRES® designation mean?

Seniors Real Estate Specialist® is a designation for REALTORS® trained in the financial, legal and lifestyle questions that come with moves later in life: selling a long-held home, capital gains, estate considerations, accessibility and the options between a full-size house and a care setting. Ray has held it for years.

Should we sell first or buy first?

In most Comox Valley markets Ray recommends selling first, or making the purchase subject to the sale of your current home, so you never carry two properties. He negotiates completion dates so you move once.

What are the most common downsizing homes here?

Patio homes in Crown Isle and East Courtenay, condos in downtown Courtenay and near the Comox marina, ranchers on small lots in newer subdivisions, and townhomes in Comox, Cumberland and Campbell River. Ray shows you the options in your price range and explains the strata side of each.

Can Ray help with the practical side, like movers and clearing the house?

Yes. He can recommend local movers, estate-sale and downsizing services and cleaners he has worked with, and he will build the timeline around them.

Is there capital gains tax when we sell?

Not on a principal residence. If you are selling a second property, a rental or a home that was not your principal residence for the whole time you owned it, talk to your accountant before listing. Ray will flag it early.

No timeline required

Many of Ray's downsizing clients start talking a year or two before they move. Reach out whenever it feels right.
