By Ray Francis, REALTOR®, Royal LePage In The Comox Valley
Cumberland is the Valley's village with a personality. Dunsmuir Avenue keeps its early-1900s storefronts, now filled with a bakery, breweries, a bike shop and the kind of restaurants that draw people from Courtenay for dinner. Behind the village, the Cumberland Community Forest and the surrounding trail network have made it one of British Columbia's best-known mountain-biking towns.
Who lives here
Younger families and outdoor-focused buyers dominate. Many work in Courtenay or Comox, twelve to fifteen minutes away, and choose Cumberland for the village feel, the schools and the fact that the trails start at the end of the street. Comox Lake, with its swimming beaches and boat launch, is a five-minute drive.
Housing
- Heritage homes in the original village grid, often renovated, on compact lots.
- Newer subdivisions such as those on the east side of the village, with family homes on larger lots.
- Townhomes and small condo projects that have added lower-priced options in recent years.
What to know before buying
Cumberland has grown quickly and the village has been careful about servicing and density, so check zoning if you plan a suite or a carriage house. Older homes may still have original plumbing or electrical; Ray recommends a thorough inspection and can suggest local inspectors who know the housing stock. Water and sewer are municipal in the village but not on every outlying road.
